The Bonita Springs-Estero Real Estate Market Report for June demonstrated continued activity in June 2025, with single-family home sales increasing 19.5% year-over-year to 178 transactions. This uptick reflects sustained buyer interest despite ongoing price adjustments in the market.

The median sale price for single-family homes reached $541,610 in June, representing a 10.5% decrease from last year. This price adjustment signals a healthy market correction that’s improving affordability for qualified buyers. Cash transactions remained robust at 39.3% of all sales, indicating strong investor activity while traditional homebuyers with financing are becoming more active.

Market Timing and Inventory Trends

Properties are taking longer to sell, with median time to sale increasing to 125 days compared to 97 days last year. However, active inventory levels rose 30.6% to 893 properties, providing buyers with more options and negotiating power. The months supply of inventory increased to 6.9 months, moving closer to balanced market conditions that benefit both buyers and sellers.

Condominium and Townhouse Segment

The condominium and townhouse market showed more pronounced adjustments, with closed sales declining 15.9% to 69 transactions. The median sale price dropped significantly to $325,000, down 22.2% from the previous year. This segment appears to be undergoing a more substantial correction, potentially creating opportunities for first-time buyers and those seeking more affordable options in the market.

The current conditions reflect a natural rebalancing after years of rapid appreciation. The 19.5% increase in single-family home sales volume demonstrates that demand remains healthy when properties are appropriately priced.
