A scene straight out of an Ernest Hemingway novel. North Captiva or Upper Captiva for it's proper terminology, is an island located just north of Sanibel above it's connected lower portion of Captiva. Once connected but broken by a hurricane, you now will need to access North Captiva by air or by boat. The hurricane took place in 1921 and the channel it created is called red hook pass. This island has captured the hearts of many to the point where some visitors come here several times a year. A world of it's own, it is one of the last few places left on earth where an Old Florida lifestyle of southern charm still exists. Most residents and visitors get around on this island either on foot or via golf cart. There are no paved roads and cars for that matter. Even though the island is only around 4 miles long it feel much larger since there is no car available to cover the area when traveling. A magical oasis this place has exceptional value for those looking to find their oceanfront beach hideaway. The warm ocean breezes make North Captiva a complete and totally unspoiled tropical paradise.
Twenty properties including homes and land listings are usually on the market to choose from at any given time in the Sanibel MLS. North Captiva offers direct waterfront and beachfront listings starting in the low $1,200,000 price point and goes all the way to $2.5 million. All of the homes on the island are built following post and pier construction as there are no on slab homes present. This is for hurricane resistance and even though some homes offer the ability to be able to have some things on the bottom floor, these homes are built for occupancy upstairs only. With only 50 year round residents on North Captiva, it truly is like a place back in time. Of the single family homes built on the island the total number stands at or around 370 dwellings. Tom Hanks and Joe Perry from Aerosmith are said to own real estate on the island. Other celebrities have also been known to frequent more often than not for it's privacy and beauty it offers. In total there are also approx. 230 lots that are unbuilt, making it the perfect vision to go for it after all. Electricity commercially along with phone service came about to the island in the 1980's. On average around 30 homes are still being built per year.
