Visitors from Europe, North American and even as far as Asia, are continuing to pour in and purchase homes and condos in cash each and every single day. This once quaint and quite gulf side ocean town and now home to the hustle and bustle of tropical oceanside mega wealth. Within the opulent streets of Port Royal there are homes listed in the $10 to $80 million exclusively and commanding price points never ever seen before. The richest of buyers are coming to Naples to seek their ultimate real estate dreams and the real estate is here is where it all starts. With sales already recorded in the high $40 million range there is just no end in sight. Gordon Drive is the most exclusive high priced street in all of Naples. Gin Lane and Galleon Drive are superb and fine compliments to an already award winning waterfront community. Naples is also home to the best architects, developers, and ultra luxury contractors in all of Florida. Any finish and type of flooring is possible here.
Beachfront settings like Pelican Bay and Bay Colony are home to world class high rises towering elegantly over the waters edge. The Gulf of Mexico's beach stretch for several miles in the areas that our team specializes in. When it comes to ultra luxury listings and realty, the margins for finding the perfect property actual become much slimmer and harder to locate the right place. Condos of the utmost impressive expectations include Regent, Le Parc, and Allegro. Seasons at Naples Cay has seen listings in the $18 million asking price point, and La Perle and Omega at Bonita Bay are just the same. Luxury oceanfront condos under $10 million are scarce when it comes to the finest penthouse properties with unobstructed ocean views. Aria is also a well developed luxury high rise in the $8 million price point for the right property on the market. They offer commanding 10 foot ceilings which allow for plenty of natural light into the units and all the bedrooms. Overlooking the Gulf of Mexico and it's elaborate sunsets is what the lucky few owners here can come to expect.
Within the Naples city limits approximately 55 listings are on the market at any time in the $7 million plus range. There are very few small luxury towns in this country with these pricing parameters. This is very rare to have this many ultra high end listings in an area that is not as heavily populated such as Miami, Orlando, New York, or Los Angeles. Seven to ten listings in the $20 million or higher price range are usually active showing in the Naples MLS system. The super high end homes priced over $30 million and $40 million are very very rare. No more than 2-5 of those are ever on the open market at any one time. Sanibel is also home to some very pricey real estate. Homes in the $5 million price range are not uncommon and especially those along the sandy shores of the island you can expect them to be even more. Captiva Island is ultra special too. Listings in the $10 million price point or more are common. Several homes have even sold and closed in the area for over $17 million. These ultra luxury real estate opportunities do not come on the market very often. They are considered trophy properties in real estate lingo and terms.
