Every homeowner's dream at some point would be to built their own home from the ground up. This at times is not always possible and going through the entire process from design to construction is not something most people are comfortable doing. Lots in Port Royal are at the highest price level in all of Naples. It is not uncommon for a mega wealthy purchaser to acquire a $10-$20 million lot and built their dream home on the beach in Naples. Other highly desirable lots in the $5-$10 million price range are on the deep water Port Royal streets with private dock and neighborhoods like Aqualane Shores and Park Shore. Coquina Sands is another viable option. However, most of these communities are so well established that finding the perfect vacant land for sale can take time and patience.
In Naples at any give time there are approximately 35 listings in the price ranges from one million to twenty five million. In the $5 million plus range there are just under 10 listings typically. These statistics define why Naples is such a well established real estate community on the water. With such a large population you would think there would be more land listings but there are not. In the lower price points for lots under $500,000 there are many more options obviously. As you go further out and drive inland more and more land opportunities are present. As developers began to make inroads building new communities and homes these lot and vacant land options will begin to dwindle as well.Galleon Drive in Port Royal is home to land listings hovering around the $15 million price range. Gin Lane and Marvin Drive sometimes present offers in the $5 million to $7 million land listings showing active in the Naples MLS. Admiralty Parade has seen private waterfront land listing for as high as $26 million. Gordon Drive is completely different and the response to anyone who listings a beachfront lot for $30 million or so is supernatural and massive.
For those who have the ability and know how to pursue a large lot in Southwest Florida, Sanibel, Captiva, North Captiva, and even Marco Island should be areas of exploration. Some residents of places like these islands have been coming to these locations for so long from a family perspective, that they almost feel a fiduciary responsibility to continue the legacy and tradition to keep it going. Snow birds especially from the cold places up north love the ability to escape to Naples and it's nearest beach cities. Marco Island has 65 lots available most times so the options are super terrific and incredible. Expectations can certainly be met with a boater's dream water frontage home. 20 or so lots on Sanibel range in price from $350,000 to $3.5 million.Captiva land is very scarce with approximately 8 to 10 land listings available at any given time.
