Fast forward to many many years later and here we are living the dream in one of the most dreamiest fishing places in the world.

Southwest Florida is considered the fishing capital of the world. Snapper, groupfish, bonita, and king fish, are all part of the chartering possibilities when out on the boat in Sanibel waters and Captiva. Bonita Bay is also home to incredible deep water fishing in the Gulf of Mexico. A lot more goes into deep sea fishing than the average person could imagine. What makes a place the perfect candidate for retirement? Is it the abundance of amenities, price of real estate, and or quality of life? Several high end communities like Port Royal, Aqualane Shores, Olde Naples, and Park Shore are seeing significant rises in prices and reduced levels of inventory coming on the market. Pelican Bay condos are so high in demand that buyers are having their agents send out personal letters to sellers seeing if anyone is thinking about selling. Naples retirement communities are abundant to say the least and what makes it challenging to choose is that there are so many that provide nothing but the highest in class. At the end of it all, it comes down to the miles of beachfront real estate this special city has to offer. If it were not for all of this waterfront and coastline living, the prices would not be doing what they are. Naples also recently ranked as the #1 place to retire in America. There are very few cities on the world of this medium size in which people can feel super safe at night walking around. Naples is by far one of them. 5th Avenue is seeing a massive influx of high end townhomes and loft style condos going up. These sales are continuing to flourish with buyers even willing to put large deposits down for properties that are still 1-2 years out from construction completion.

Naples Lifestyle Continues to Fuel Demand - Market Update Report for 2021 Year End Statistics and Chart

Naples, FL (December 22, 2021) – Pre-season buyers descended on the Naples real estate market in November pushing the area’s overall inventory down 76.1 percent to 1,198 homes from 5,006 homes in November 2020. Demand for the Naples lifestyle during November also influenced the median closed price which increased 31.3 percent to $499,000 from $380,000 in November 2020. Broker analysts reviewing the November 2021 Market Report released by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), predict buyer demand to continue as homeowners in Northern states seek lifestyles with fewer COVID-19 restrictions and international buyers seek investments in the U.S. real estate market.

REALTORS® across the Naples area are working harder than ever to find homes for clients as indicated by the 31,291 showings in November and 70 percent decrease in days on the market to 24 days until pending from 80 days.
 
Although the overall median closed price continued to rise due to a tight inventory in November, it should be noted that – in the last 12-months ending November 2021 – 57 percent of closed sales in Naples were for homes priced below $500,000.
 
“We’ve had strong pending sales for the past few months, but those are beginning to wane now that we are reaching parity in this situation,” said Budge Huskey, CEO, Premier Sotheby’s International Realty. “The variance in new listings this November versus last November is related to closed sales because the market is trying to find the right balance. The problem is that new listings can’t carry all this demand alone.”
 
New listings in November fell 22.9 percent to 958 homes from 1,242 in November 2020. The lack of inventory will become a challenge for REALTORS® in 2022 as demand is expected to remain steady with no inventory surplus expected. “Year over year business growth like we saw last year is just not feasible in today’s market,” said Adam Vellano, a Naples Sales Manager at Compass Florida. “But our issue is exactly what all other industries are facing right now: Supply. We are simply becoming the store that is selling out of inventory.”
 
Vellano added that he’s heard new-home builders are facing similar obstacles with lack of building supplies in the area. As such, a backlog of newly constructed homes likely means we won’t see new home inventory rise to assist with demand anytime soon either.
 
"As demand continues to outpace supply, REALTORS® should expect to work harder in 2022 to stay on top of new listings because they’ll need to guide clients through the negotiation process in hours not days,” said Vellano.
 
Molly Lane, Senior Vice President at William Raveis Real Estate, agreed and added, “If you’re a buyer and expect to find a home that fits your needs without a REALTOR®, you’re going to be looking for a long time. New listings today barely make the MLS without already having a contract. An experienced agent knows the market well and will help you maneuver and negotiate fast. A lot of the work to get you into a Naples home right now needs to be done before a home is available. For example, understanding your cash sale limits, helping you get pre-approved for financing, and discussing what contingencies you might expect, and what liabilities you may incur. It’s a seller’s market, so agents need to coach buyers on the realities of buying a home in our market today.”
 
“Working with a REALTOR® is equally important for sellers because REALTORS® have the experience and resources necessary to find greater opportunities in an open market,” quipped Vellano. “There are enough people looking for homes in Naples today that will pay full-list price if they know it is priced right.”
 
The NABOR® November 2021 Market Report provide comparisons of single-family home and condominium sales (via the Southwest Florida MLS), price ranges, and geographic segmentation and includes an overall market summary. NABOR® sales statistics are presented in chart format, including these overall (single-family and condominium) findings: 
According to Brenda Fioretti, Broker Associate at Berkshire Hathaway HomeServices Florida Realty, “Our area is still considered undervalued compared to many other desirable markets in America, so waiting for prices to drop in Naples is not a good strategy for homebuyers.” Fioretti was quick to also point out that “for the first time since NABOR® recorded market data, the overall percent of current list price received for condominiums exceeded 100 percent in November.”
 
The median closed price for condominiums in November was $375,000 compared to $622,000 for single-family homes. This level of affordability might account for condominium inventory decreasing 85 percent during November compared to a 65 percent decrease in single-family home inventory.

The Historical Significance Behind Sanibel and Captiva Island's Exotic History & Luxurious Real Estate Appeal

From the Calusa to Pirates - Florida's Southwest Coastline is Full of Intriguing Pasts

Approximately 6,000 years ago the islands of Sanibel and Captiva were formed by prevailing currents in the Gulf of Mexico. Historians believe that centuries of storm activities shaped the sediment that rose from the see into only one island which eventually became two. The first known residents and settlers known to man in this area were the native Calusa Indians. This dates back to 2,500 years ago. These people were very strategic and efficient in working with what nature had presented them with. For example, they skillfully transformed the waterways and and lands around the islands into resourceful uses of food, tools, and shelter. Their huts were perched high atop mounds built to provide protection and housing from the storms. This was only the beginning to Sanibel's history.

The famous explorer Juan Ponce de Leon, is believed to have discovered Sanibel Island. This all happened around 1513 when he was out and about searching for his legendary "Fountain of Youth". He decide to name Sanibel after Queen Isabella and called it "Santa Isybella". For many years he and his Spanish team of battling men fought the Calusa who were very stubborn and rightfully so. After all, they were there first. He eventually suffered a fatal arrow attack at their hands and it lead to his eventual death in Cuba. Due to the Spanish's presence it also indirectly introduced the Europeans to the area. This eventually lead to the Calusa population become extinct for several reasons written in history books. As the islands supposedly stood quiet and still for some time, there was something else in the horizon.

Welcome to Pirates of the Carribean. Legend says that sooner or later pirates were introduced to the area. It is still rumored to this day that the notorious Bucaneer Pirate Jose Gaspar has buried treasure linked to his name in and around the Sanibel Island location. Eventually, the US Navy searched for him and was able to seek him and his crew. Afterwards, the seminoles found ways to keep fishermen at bay and away from claiming the land. This continued discouragement continued for several decades. Florida was finally admitted into the Union in 1845 as the 27th State. Only after the Civil War was the increased military in the area able to secure Sanibel and Captiva Islands. In 1870, the US government ruled Sanibel Island a lighthouse reservation. First lit on on August 20, 1884, it remains lighted to this day.

2021-2022 and both islands are going strong. Real Estate in the area is lunging to new heights day in and day out. The pristine aspect and ideals behind preserving this special place in all of our hearts continues to bring new challenges as well. Through strengths however, massive overdevelopment and commercialism has been kept off of the Islands. No judgement to those seeking that, but this is not the place for it. This world is full of great real estate solutions requiring mass housing, gated communities, and high rises galore. Sanibel and Captiva are just not the place for it. These two islands are one of the most exotic and beautiful beach life locations in the world. For these reasons the islands remain extremely desirable to those seeking solace and serenity.

What started as a simple Sunday afternoon drive to preview a few open houses on the way to Miami, turned into a let's stay the night because we simply just cannot seem to get enough of this place. To it's north are the spectacular and just as impressive locations of Sanibel and Captiva. To it's south is the beautiful Marco Island. All just as unique, just as special, and most certainly just as exclusive. Naples for the most part is this quaint and quiet yet elegant city that at times does tend to bustle especially along 5th Avenue. Patrons and diners stroll along the streets exorbitantly exploring the best restaurants available at any given time. The real estate in Naples has shot out the roof with prices reaching for new levels in an atmosphere that seems to have no end in sight. Ultra high end builders are so busy that homes are being spoken for prior to them even breaking ground. There is a high level of cash influx in this country and more than anything, it is evident here in Naples, Florida.

Those looking to retire are finally going for it. The world pandemic has changed many aspects of real estate buying and selling but what it has not done is change the demand for exquisite real estate locations like that of this fantastic community we come to call Naples. Living along the water, in mansions on the beach, or private gated community enclaves in Florida comes with many perks you simply will not find elsewhere. Tennis and golf are so abundant here that it really does get taken for granted at times. The residents are pampered with special car passes to be able to visit the beaches and park in the many private little sections off the main road. Only a few dedicated stalls are offered so it is best to go early morning to ensure receiving a spot. Generally, Naples has been referred to a small quaint little town secret. Unlike other remarkable cities, this one has so many incredible gated communities and neighborhoods that the feeling of safety is obviously more than just evident. Living in Naples for many is not just a dream come true, but a life choice made with an extreme amount of knowhow and confidence. A place like no other.
